How Many Minutes From the Station Is Safe? Reading Station Distance Within the Same Area

Why do properties in the same ward differ so much in price and rent? One reason is distance from the nearest station. Japanese real estate listings always show walking minutes, and many buyers and renters use them as a first filter.

This article explains how walking minutes are counted, how distance can affect rent and resale, and what to check on site. Figures include illustrative assumptions, and actual prices vary by property and timing.

How are walking minutes calculated?

Under the fair competition code for real estate advertising, walking time is generally calculated as 80 meters of road distance per minute, rounded up. Waiting at traffic lights, slopes and railroad crossings are not included.

As a result, a listed 8-minute walk can take 10 minutes or more in practice. Use the number as a yardstick and combine it with an on-site check.

How does station distance affect rent and resale?

In general, properties closer to a station draw stronger rental demand and tend to have shorter vacancies. When selling, many buyers set a 'within X minutes' filter in their search, so a property outside the range may not appear among candidates.

Consider a hypothetical example (an illustration only, not actual figures). In the same ward and with the same floor area, a 5-minute-walk unit is offered at ¥90,000 per month and a 15-minute-walk unit at ¥80,000. The gap is ¥10,000 per month, or ¥120,000 per year. Yet one extra month of vacancy costs ¥90,000 in lost income. Compare not only the rent gap but also vacancy risk and liquidity at resale.

Is closer always better? What else should you look at?

Being close to a station can come with trade-offs such as noise, foot traffic and a higher price. Some places farther from a station keep demand thanks to frequent buses, redevelopment or a planned new station, or nearby daily facilities.

Passenger volume at the nearest station, whether express trains stop there, travel time to central Tokyo and access to multiple lines matter as much as walking minutes. A 10-minute walk to an express stop can feel shorter for commuting than a 5-minute walk to a local-only station.

Common misses and fixes

  • ✕Trusted the listed walking minutes and signed without walking the route.

→Walk it by day and night, weekday and weekend, and time it including slopes, lights and crossings.

  • ✕Chose a 5-minute walk, but no express stops there and the commute got longer.

→Check the train types that stop and the travel time to the center.

  • ✕Compared only the rent gap and overlooked vacancy and resale.

→Estimate vacancy periods and how hard an exit would be.

  • ✕Bought a distant property on the hope of redevelopment.

→Check how firm and how soon the plan is in official municipal materials.

Q. Should I avoid properties far from a station?
A. Not necessarily. Judge by whether price, buses and redevelopment fit your purpose, whether living or investing.
Q. Within how many minutes is asset value safe?
A. There is no single standard. It varies by area and line, so check nearby sale cases and rental listings.
