Buying property in Japan is generally open regardless of nationality or residence status. What differs from a domestic purchase is everything around the ownership itself — registration paperwork, financing, and management after handover. Can non-residents actually buy?

What documents does registration require?
When the owner lives overseas, a certificate of residence and signature certificate issued by a Japanese consulate — or an affidavit — takes the place of the domestic residence record and registered seal certificate. Translation and notarization may be required before filing with the Legal Affairs Bureau. Obtaining and translating these can take weeks, so work backward from the closing date.

- Before a contract is concluded, a registered real estate transaction specialist must deliver and explain a written statement of important matters — this is where rights and restrictions on the property are disclosed.

- Once the contract is concluded, a document setting out its terms must be delivered to the parties without delay.

- Registration of rights is in principle applied for jointly by the party acquiring and the party disposing of the right. Identity requirements do not relax because you live abroad.
Can you get a Japanese mortgage?
Without stable income in Japan or a residence status, domestic mortgage underwriting is a high bar. It is usually more realistic to approach the handful of lenders with programs for foreign buyers, or to finance from your home country. Rates, loan-to-value and prepayment terms vary sharply by property type, so lock down where the money comes from before narrowing the property shortlist.
Does buying lead to a visa?
Purchasing for investment is not in itself a basis for a residence status. If you are aiming at a status such as Business Manager, you need to work out in advance how the property fits into an actual business. Note that the Business Manager criteria were raised substantially in October 2025 — do not choose a property on the basis of older guidance.
